Not your average family home.

This is the first of five dwellings being built across what were originally two separate lots. The two blocks are being amalgamated and then subdivided into five individual titles — a process that opened up a development outcome not available to either site on its own.

A young property investor had a clear brief. They wanted a family home that could also be rented by the room, as an HMO (House of Multiple Occupants). The owner was unsure of how the market would react, but it worked, and the remaining designs have been geared to maximise the rental value across the site.

What started as two aging homes with increasing maintenance bills, is going to become 19 leases across 5 detached dwellings. Stages 2 & 3 to come…
